The Things You Don't See Behind the SOLD Sign

By Jessica Garrett | Broker & Owner, Mighty Oaks Realty

Ever wonder what really happens behind the scenes of a real estate transaction? Sure, there are showings, offers, contracts, inspections, and closings. And of course, those happy pictures of people holding keys in front of their new homes. But there's a whole lot that happens between the first showing and the closing table that never makes it into those pictures. And sometimes, those are the stories worth telling.

I'm Jessica Garrett, Broker and Owner of Mighty Oaks Realty, serving Greater Chattanooga, Southeast Tennessee, and North Georgia. Over the years, I've encountered some pretty interesting situations while helping clients buy and sell real estate. Some have required a little extra research. Others have involved difficult negotiations, unusual property issues, or last-minute surprises. And a few have made me wonder if real estate transactions have their own sense of humor. Like the time it took eight counteroffers to clarify closing expenses. Or when we showed up for a final walkthrough the night before closing and found a refrigerator full of food and closets full of clothing.

Yes, those are real stories, and they're exactly why I decided to start: The Broker Series.

It's All About Paying Attention.

Let me be clear about something. I'm not looking for conflict or creating obstacles. I'm paying attention, doing the research, communicating professionally, and negotiating when I see an opportunity to better serve my clients. I believe in working cooperatively with other real estate professionals. I want transactions to move forward smoothly, just like everyone else. But I also believe my clients deserve someone willing to ask another question, review another document, make another phone call, or negotiate another term when something matters to them. That's not being difficult. That's doing my job.

Five Things You'll See in These Stories:

Observation. Sometimes the first step is noticing something that deserves additional attention. It might be an unusual roofline, unclear contract language, or a detail about a property that hasn't been verified.

Initiative. Once we recognize a concern, what do we do about it? We research, make calls, coordinate with professionals, investigate options, and follow through.

Negotiation. Not every concern means another party is legally obligated to do something. But that doesn't mean we can't ask, explain why something matters to our clients, and work toward an agreeable solution.

Agreement. A successful negotiation happens when the parties voluntarily reach terms they can accept. The goal isn't to win an argument. It's to find common ground while advocating for the people we represent.

Outcome. What actually happened? What did we learn? And what might another buyer or seller take away from the experience?

Not every story involves all five steps, and not every negotiation results in the outcome someone hopes for. But every story illustrates something about the importance of preparation, communication, and diligent representation.

Real Stories, With Respect for Everyone Involved

These stories are based on experiences from actual real estate transactions. My intention isn't to criticize other agents, sellers, buyers, builders, inspectors, or anyone else involved. When I share a negotiated outcome, it's not a claim that another party was automatically obligated to agree or that the same result is guaranteed in another transaction. I'm simply sharing what we encountered, what we did, and what others might learn.

So, Welcome to The Broker Series!

I hope these stories make you laugh occasionally, think a little differently about real estate, and maybe even learn something that helps with your next transaction. Because buying or selling a home isn't just about signing a contract, it's about understanding what you're agreeing to, knowing which questions to ask, and having someone in your corner who takes your goals seriously.

And if you take nothing else away from this series, remember one thing:

Sometimes the smallest details make the biggest difference.

I'm excited to share these stories with you!
